Thanks Bean. The market is pretty shakey here. Best case is we write a $5,000 at closing. We have had 11 people look at our house, but no offers. We leave in 65 days. We may have to rent it out. The plan is to rent in CA. I don't really want to work while we are out there, but if we can't sell the house I may have to.

Thanks Jo! Moving is stressful. You would think with as often as we do it that it would be easy!
The only thing working in our favor is that fact that this is military town, and most military make their moves over the summer when the kids aren't in school.

Sorry to be backwards, but our estate agent talk is a bit different over here - when you say 'write a $5000 at closing' do you mean make $5000 profit, or have to write a cheque for $5000 because you're in negative equity (where the house is now worth less than your mortgage, so you'll lose money when you sell)? I just tried to google it but came up with a website about ideas for gifts to buy your realtor (or estate agent as we call them) on closing - do people really do that over there?! I think most people in the UK think the percentage they take is more than enough reward! Estate agents don't always have the best reputation over here though... We had a lovely one but he was actually a financial advisor (who just fancied a break from the office on the day we booked a viewing) so he was just a nice bloke and not at all sales driven which was perfect for us - the ones who did the hard sell just had us chuckling or rolling our eyes!
The housing market is picking up round here - a lot of more houses selling and prices are going up slowly. A few years before we bought our house, it was on the market for over 25% more than it was when we bought it (and we got it for less than the asking price even then) - I'm so glad we didn't make the jump from renting to buying at that point in time as I have friends in negative equity, it's rubbish.

Negative equity, Bean If they owec $100k and can only sell it for $95, they need to bring 5 to finish paying of the mortgage. Thei market is still in a major slump, then. The number of comparable houses on the market as foreclosures or short sales kills housing values.
FaaFaa, can you stage the house in any way that would help? If not, renting is probably better than bringing money to the closing. We will probably rent this condo so we csn move, if our market doesn't rebound. Good luck!

Yea, this whole thing sucks all the way around actually. 3piggles is correct, we owe more than we are going to get. But, to us, getting out from under it and not stressing over this home in FL and finding a way to afford it plus a home is CA, is worth it. We are turned over so many options in our heads, all of them suck. Getting this house sold, seems to be the best answer.
We talked about Scott going and the kids and I staying here. My oldest boy will be in the 12th grade, a Senior, next year. Who wants to start a new school their Senior year? But this option is only good for Justin. It splits the whole family up, turns me into a single mom, and Scott into a bum in CA because we don't have or make enough money to support this house here and a place for Scott to live in CA.
If we rent this house out, we have to worry about it sitting empty. If this house sits empty for just 1 month we will be out of money. We have to rent a home in CA, and that's not cheap. Even going as small as we can out there AND having a renter in this house here we are going to loose money every month.
We have NEVER been in this situation, it causes me not to sleep at night. Sorry to dump it all out there, but this is what we are up against. Then throw in my pets. My pets ARE family, getting rid of them isn't an option. So that makes a rental a little more expensive. I have 2 dogs. My Chance is an American Eskimo. He is OLD. Going to be 15 in May. I can't get rid of him. I potty trained him and my son Justin at the same time! My kids don't know a life without him. He is a mess too. He developed seizure disorder at 18 months and takes daily meds. He had a cataract at age 2. He was attacked by a Pitt Bull right in front of me at age 4. He almost lost his leg, but he's a fighter. It caused him to loose an eye. So now he has 1 eye, but it's starting to go because he is so old and his has arthritis. My poor boy is so happy though. He eats, he loves to hang out wherever we are. It will kill him and us if I had to get rid of him.
Blah, I'm so over all of this and just want it to be over.

I'm not surprised the situation is getting you down a bit - especially when you're against the clock with needing to move in a couple of months. It sucks when honest, hardworking people can end up with things working against them like this. It's certainly not been a good time for a lot of people economically and it's pretty dispiriting to slog so hard for something that ends up losing you money because of factors beyond your control. But I will keep everything crossed that there's a buyer out there looking for a house just like yours - as you say, if you're moving at a different time to when most people tend list their houses in the area, you pick up a bit of advantage there.
Chance sounds adorable and having been through so much together, I can imagine how much he means to you - there's something about nearly losing them and having to nurse them back to health, that really cements you together. I'm sure although there's the element of having the pets making finding a rental place harder and the worry about the cost of health problems, they will bring you enough happiness to more than compensate for it.
Anyway, feel free to vent whenever you need to - with all you have going on, you'd have to be on some pretty strong medication to not feel the pressure at times!

Chance is a great dog, I can't imagine life without him.
Today is wash day. It's hard to believe how much laundry 2 little piggys can make! The boys had a nice romp, now they are napping.

I'm not using Taptalk, its the proboards forum app thingy. It probably doesn't help that I have only had a smartphone for about a month. It does seem very straightforward though so who knows.
